About Our Company

 We are committed to providing our clients with exemplary service and strive to be the apartment/home provider of choice. We understand that our customers define the standard of quality and service, and that loyalty must be earned. Our dedication is unwavering and our results are superior. To best serve our clients, we ask that they obtain a prequalification letter from a financial institution to streamline the process.
 In a 1031 tax exchange, or a swap of real property, we partner with financial consultants and attorneys specialized in this to help navigate you through this intricate transaction. Great news! Investment property owners will still be allowed to defer capital gain taxes using 1031 tax-deferred exchanges, which have been in the tax code since 1921. There are new restrictions on 1031 exchanges of real property in the new tax law.
 As part of the NYS MLS, our listings are sent directly to Zillow, Trulia, Realtor.com, Homes.com and HomeFinder.com…and get nationwide exposure. We have access to all listings in New York City and New York State for your convenience.

Biography

From Our manager:

*I have been a real estate broker since 1988. I love New York! It is life! The soul!

I’ve had a lifelong passion for art, architecture and food, and have turned them into businesses over the years. Residential real estate has been my strongest joy and purpose.  I became a real estate broker in 1988 and started my own boutique firm after 9/11 in January 2002. It was the best example of resiliency as the city went from shock to renaissance. NYC lives on, and always will. Having been exposed to several cultures, while growing up, I deal with International and US clients.

*I’ve sold many trophy properties, from prewar lofts in the Financial District after 9/11 to a modern  converted condo church in Harlem during the recession. I was also involved from start to finish in the rental-to-co-op conversion of two prewar buildings, 166 E 96th and 302 W 86th, “a home-grown co-op". Plus I served on both a condo and co-op board, and am presently a member of the Renovation Committee of the Gotham Building.

* Rentals, residential and commercial, are also transactions made regularly*
Carnegie Hill has been my home for the past 40 years (with the exception of a 15-year interlude on the Upper West Side from 1981 to 1996 where I raised my family). This charming enclave on the Upper East Side seems to me the most "European" area of the city, known for wonderful old-world architecture, great schools, restaurants, museum mile,  shopping, the promenade of  the East river, and of course, Central Park.

Annie Kleinschmidt and team.
